Generate and deliver the legally required handover dossier per home

Wkb Consumentendossier

Since 1 January 2024, every gevolgklasse-1 home must be handed over with a consumentendossier (art. 7:757a BW): as-built drawings, applied materials, installations, and use & maintenance information. Alpha generates this dossier per buyer configuration as a single branded PDF — combining the static concept documents with the home-specific delta it already holds.

How it works

  1. Template — Per type (concept) you define a dossier template: an ordered list of sections, each with a Wkb category and a content source:

    • Vaste documenten (DMS) — fixed concept PDFs picked from the document management system (materials, installations, maintenance instructions).
    • Configuratietekeningen — the PDF drawings generated for the buyer's configuration (viewsheet output).
    • Gekozen opties — a rendered table of the buyer's chosen options and additional options.
    • Materialenlijst — a rendered table of applied products, derived automatically from the project's type product coverage (calculate project coverage first).
    • Koperskeuzetekeningen — option-sales drawings whose preset choices are all present in the buyer's configuration. Presets the buyer did not choose are skipped; chosen presets without a generated drawing block a required section.

    A template on the type acts as the concept-wide default; in the template editor you can switch to This project (override) to maintain a project-specific variant (it starts from a copy of the concept default).

  2. Generate — On the configuration detail page, the Wkb dossier card queues a generation job. The job bundles a branded cover page with table of contents, all section PDFs, and stores the result as a versioned document in the DMS. Regenerating adds a new version to the same document.

  3. Completeness — Each section is checked during generation. Missing required sections (e.g. a configuration without drawings, or a DMS document that no longer exists) are flagged on the dossier and block delivery until resolved.

  4. Deliver — Delivering the dossier creates a public share link on the bundled PDF (optionally password-protected and with an expiry) and emails it to the buyer. The delivery moment, recipients, and the template snapshot used at generation time are recorded for auditability.

Project overview & batch generation

The Wkb dossiers tab on the Configurations page lists all dossiers with their status. Generate for project queues dossier generation for every configuration in a project that has generated drawings — one click per project instead of one per home.

Buyer portal

Delivered dossiers also appear in the client portal under Woningdossier, where the buyer can download the bundled PDF after logging in. Only dossiers that have been delivered are visible there; drafts and work-in-progress bundles are not.

Notes

  • Only PDF documents can be bundled; non-PDF documents linked to a section are reported as missing.
  • A dossier always reflects the as-built state: when the Revit worker regenerates a configuration, any previously generated dossier is automatically marked stale.
  • Sections marked required for delivery must be satisfied before the dossier can be delivered; optional sections are skipped with a note in the table of contents.
