Bouwstroom-style building configurator, define a standardized building system per builder and design apartment buildings step by step with quick fill and burenlogica validation

Building designer (bouwstroom)

The building designer lets a builder capture their standardized apartment-building product (like Boele & van Eesteren's Bouwstroom or Heijmans Huismerk) as data, and then configure concrete buildings from it step by step. Nothing about a specific builder is hard-coded: every tenant defines their own building system, and designs are validated against that system's rules.

The module lives under Construction → Gebouwen and requires configurator (types) permissions.

Building systems

A building system is the standardization catalogue of one builder:

  • Unit types: each links a configurator Type and its beukmaat (frontage/bay width); name and colour come from the Type. Also depth, allowed circulation (galerij and/or corridor), placement constraints (corner-only, end-cap-only, ground-floor-only, floor range), and an optional flex width used to absorb leftover length (restmaat).
  • Cores (kernen): stairway/elevator core specifications with dimensions, number of stairs/elevators, a maximum number of units served, and a maximum walking distance along the gallery.
  • Burenregels (neighbor rules): data-driven adjacency rules between unit types:
    • May not sit next to / must sit next to another unit type
    • Max consecutive / min group size for a unit type
    • Must stack on itself (vertical, for leidingschachten) / may not sit above another type Each rule is an error or a warning.
  • Plinth options, entree options, and extras (garage boxes, fietsenstalling, balcony stamps) are part of the model and roll out in later phases.

Designing a building

A building design is a set of drawn corridors, configured through four steps:

  1. Corridors: draw each corridor freehand on the ground (click to place points, then finish) or quick-add a bar/L/U shape. Per corridor you set the circulation (galerij or corridor), loading (single- or double-loaded), placement (inpandig/internal or uitpandig/external), width, floors, floor height and the unit depth per loaded side. Corridors may differ in height, so the building can step down ("aflopen").
  2. Kernen: place stairway/elevator cores on a corridor and specify each one (stairs, elevators, width); a core is movable and rises to the tallest corridor, spanning the full building section.
  3. Woningen: the unit types are configurator Types with a beukmaat (frontage width). Set a target mix in percentages and press Snel vullen (quick fill): it deterministically fills every corridor, floor and loaded side with units matching the mix, honouring placement constraints and error-level burenregels, splitting around cores, and stretching flex-width units to absorb restmaat. Fine-tune by painting: pick a colour chip and click units in the viewer; right-click removes a unit; clicking with no chip selected locks/unlocks a unit (locked units survive the next quick fill).
  4. Validatie: the report of rule violations, placement problems, circulation mismatches and restmaat warnings.

The viewer shows the building in 3D (gallery/corridor slabs, cores, per-unit colored masses) or as a top-down floor plan per verdieping.

Designs live in a standalone library, independent of projects. Placing a finished design into a project scenario (as a frozen block with real bouwnummers) arrives in a next phase.
